Respect weather and building hazards
Follow local alerts and stay away from damaged roofs, sagging ceilings and wet electrical equipment. Do not climb onto a roof to document a leak. Qualified trades should evaluate unsafe exterior access or structural concerns.
Different entry paths need different repairs
A roof leak, window leak and water crossing a threshold are different observations. Ask who investigates the entry path and which repairs are included. Temporary protection and permanent source repair should be distinguished in writing.
Restore the interior in sequence
After safe access and source control, the assessment can guide extraction, material removal, drying and finish repairs. Ask for moisture records and a clear handoff between trades before damaged finishes are covered.
